- If you start a new booking or new inquiry, we much appreciate if you add to the subject line the

- We do not ever charge for cancellations, unless they are malicious :-) But....We expect you to inform us as

sites, also in regards of services included or not included. We have offers for every taste & budget!
- We apply monthly rates for the benefit of the guest from day 21 usually, first month is ALWAYS full
rate, even if you leave on day 26. No, we can NOT accept "sublet". This also means: First month or partial
month from 21 days up is always full month price! More days are pro/rata monthly price! YOU CAN NOT
pass-on or sell or credit days you not use to friends or anybody!!! Your booking is from YOUR day
of arrival & YOUR day of leaving. Then the studio is vacant and rented to another party, so strictly no
sub-rent, sub-sell, changing parties etc. etc.
- We adjust our prices every 12 - 18 months, just about covering inflation. In the last 6 yrs. 2-times:
Monthly: 1000.-- / Daily: + 100.-- Baht
As we have many very early bookings, up to 3 yrs. ahead, we will pass on price raises to early bookings!
We compare very good with 95% of places, which have gone up easily 50% average in the last 3 years.
There are plenty of simple guest-houses who charge more than our monthly rates and offer nothing for it.
- Our daily rates includes all: WIFI, twice weekly cleaning etc., 1 full breakfast, W/E
- Our monthly rates include all the above, minus E/W which is charged by meter (7/45 Baht)
- All our guests & friends receive the same published rates. We are fair and owe this to all our regulars

that you must consider. We are not in the 1st. world!
If you keep your air-con running 24/7 on low temperature and full fan, you are likely to double the
average cost.

Storage for Luggage / Guidelines
Please keep it clean & organized! Colored plastic bags or plastic of any kind no longer from 2017, being phased out!
We have to establish some kind of guidelines, space is limited and a few people started leaving half their
household and even stuff from friends in our storage. Others abandoned their bags full of rubbish and again
others wrapped it in shopping or garbage plastic bags that fall apart after a few months in this climate:
1) In general 1 suitcase or bag per room only, please. There is cheap long-term storage in town if you
plan on leaving your full travel gear that gets you through the winter in Thailand. We just don't have the
space to keep a number of items per guest :-)

2) From 2017 strictly only suitcases & travel bags. No plastic etc. of any kind. You can buy dirt-cheap travel
gear in every market! Absolutely nothing that is not packed properly.
3) We store your bags for 2 years, then we give them to charity! Unless you have informed us about special
circumstances, thank you.
4) No valuables, no perishables please! You store at your own risk, we decline any responsibility !
5) Every bag labeled with name, date left in storage & email-address!

All units have a mini kitchen with microwave, large fridge, Kettle & Toaster

Unless you have a lot of time / money and are willing to waste a day travelling, we suggest avoiding Koh Samui, Koh Chang and head straight to Koh Samet for only a short trip, which is only a couple hours away and the perfect beach-getaway for 2 or 3 days. AVOID weekends and really AVOID Thai holidays! Do not travel in group or pre-booked ever ! Get a minibus to Ban-Phe >>> Take the public boat across for 50 Baht / FROM the main pier opp. 7/11 !!!!! On the island hit Chrystal-Beach / Hat Sai Kaew all the way down to Ao Pai Beach and pick your favorite place for the night!
