Off course we will do our best to get you into your studio as quickly as possible, if you arrive early.
This is one of the reasons we ask for your approx. arrival time... You can always leave
your luggage with us, drink a coffee with us or relax on the pool.
We are happy to allow you an extra 2 hours for check-out, if room is not booked.
But often we are fully booked!
If your plane is leaving night-time, please consider booking an extra day!

They are by meter and you are welcome to verify them yourself. They average anywhere
from 600-2000 Baht / mth. total , depending on usage and season.

Yes, we accept the lower monthly rate from stays of 22 days upwards, it is your choice!
In this case the full monthly rate is applied, even if you are short a few days of 30/31 days!
Unlike most places in Thailand - we will charge correct pro/rata prices
for any days exeeding a full month.
i.e.: You stay 33 days in E-Block, your cost will be:
1 month rate; 16'500.-- + 3 extra days 1'650.-- Total: 18'150.--

Breakfast is available from 8.30 am to 11.00 am and can not be substituted, transferred or discounts be given for non-consumption!

Change of contract / Early Check-Out: Are considered breach of contract and no refunds for partial month prepaid or prepaid daily rents will be made. We are a condotel with mostly long term reservations and when contracts are breached on no- or short-notice, we loose the income for this period.
Security Deposit: Daily & Monthly Rentals require a refundable security deposit of 5'000 Baht, regardless of duration of stay. This deposit is refunded in full, if premises and contents are returned in good condition without damages and/or all outstanding bills and charges are paid! Please inform us about any damages or defects, so we can fix them!
